Round Rock · Williamson County, Texas

Every building we look after gets a label

Davidson works on heating, cooling and ventilation in Round Rock and north Austin — managed buildings, and the houses around them. What we are actually selling is a record: what is installed, what condition it is in, what was measured and when. Most of this town has none.

New-build houses

Williamson County has been building houses at speed for twenty years. A great many of them do not cool properly, and the reason is almost never the equipment. Five symptoms crossed with how old the house is.

Packaged rooftop units on a low Round Rock commercial building, each with its curb and disconnect, under a wide Texas sky.
What we do

Six things, and a record of each

Building surveys

Every unit written down: what it is, where it sits, roughly how old, the state of its curb and roof penetration, whether the economiser moves, what filters it actually takes.

Planned maintenance

Two visits a year on commercial sites, one for most houses. Readings recorded against the unit rather than the building, so a machine that is drifting shows up before it stops.

Repair

Rooftop packaged units, split systems and heat pumps. Cheapest cause checked first, and the reading that proves it shown to you rather than asserted.

Ductwork measured

Static pressure and leakage tested rather than looked at. In this county, where nearly every house runs its duct through the attic, that is usually where the answer is.

Extract and make-up air

Kitchen, restroom and process extract with the make-up air it needs. A building held at negative pressure pulls the outdoors in through every door it has.

Tenant fit-out

What is on the roof, whether it suits what the tenant intends to do, and what the landlord is actually handing over. Best done before anybody signs.

Buildings

If a building is your responsibility

Retail, offices, medical suites, light industrial and multi-tenant. You get a written record per unit that is yours to keep and to hand on, a maintenance schedule somebody else can pick up, and a straight answer about which equipment is worth the next repair.

Homes

If it is your house

No-cooling and no-heat calls checked cheapest first, the attic measured rather than inspected, the room that never keeps up diagnosed before anything is proposed, and replacement sized from the house instead of from the old rating plate.

Why this town in particular

A county built quickly

Round Rock, Pflugerville, Hutto, Leander and Cedar Park have gone up fast, and speed leaves marks. Flexible duct pulled tight round a corner and never straightened. A return that is one size smaller than the drawing. A converted bonus room with a supply and no return. A rooftop unit installed for a shell and never revisited when the tenant turned out to be a restaurant.

None of that is a scandal and most of it is fixable. It is simply what happens when a lot of buildings go up in a short time, and it is why measuring is worth more here than an opinion is.

The thing we say most often

It is almost never the equipment. When a house or a suite has never been comfortable since the day it was finished, the machine is usually the one part that is working. We would rather spend a visit proving that than sell you a replacement that changes nothing.

Plainly

Five things this website does not print

PricesA rooftop unit on a curb, a split system in an attic and a duct renovation are three different jobs. A figure here would be a guess with a confident face on it.
A response timeWe do not publish one. On the worst week of August nobody in this county can hold to a published figure. We will tell you where you are in the queue when you ring.
Savings percentagesIt depends entirely on what you had before and how you use the building. Anybody printing a number has chosen the flattering case.
Reviews and ratingsThere are none on this site. When there are real ones they will be somewhere you can check them, under their own names.
Questions

Asked most often

My house is only a few years old. Why does it not cool properly?

Usually the ductwork rather than the equipment. A new house is assembled quickly, and flexible duct is easy to pull tight around a truss, to leave sagging over a joist, or to connect badly at the boot. Returns are often one size down from the drawing, and bonus rooms are regularly finished without a return path. All of those produce symptoms that look exactly like an undersized system and all of them are much cheaper to put right.

What is static pressure and why do you keep mentioning it?

It is the resistance the blower is working against, and it is the single most informative measurement in a house. High static pressure means the system cannot move the air it was designed to move, which reduces capacity, makes the house uncomfortable and shortens the life of the blower and the compressor. It takes ten minutes to measure and it is almost always missing from any previous visit.

The house is cold but it feels damp. What causes that?

Almost always an oversized system, occasionally return-side duct leakage. Cooling and drying are two different jobs and the drying only happens while the machine is actually running. A system that satisfies the thermostat in eight minutes never runs long enough to take the moisture out, so you get cold heavy air. Fitting something larger makes it worse.

Do you take on maintenance contracts for buildings?

Yes, but not before we have surveyed the building. Signing a schedule for equipment nobody has looked at is how you end up with a contract that covers the two units that were fine. The survey comes first, it is written down, and the document belongs to the building rather than to us.

Do you publish a response time?

No. On the worst week of an Austin August nobody in this county can honestly hold to a published figure, and the companies that print one are the hardest to reach when it matters. We will tell you where you are in the queue when you ring, and we will say if somebody else can get there sooner.
